Documents are prior required for Valuation:
A. For an individual:
Letter of request from landlord for valuation.
Subject Property deed title (photocopy).
Location of subject property.
ID card of the landlord (photocopy).
Detail Contact for correspondence.
B. For a fictitious person:
Letter of request for BoD for valuation.
Subject Property deed title (photocopy).
Fictitious person registered.
ID card of the BoD.
Detail Contact for correspondence.
Property Valuation Process
1. Confirmation of proposal to undertake valuation of subject property. 2. Physical inspection of land and building
Take detailed notes subject property. Measure size of dwelling and land. Consider location, neighborhoods and local amenities. Title search. Zoning. Easements or covenants. Take photographs.
3. Comparable Sales Evidence Take photographs of recent sales of similar properties to the subject property. Database of sales Evidence. Choose at least three similar properties that can be compared to the subject property 4. In the office Put information regarding the subject property into a template report. Analyses each comparable sale property individually. Use Summation sheet to value subject property property. Use current rates per square meter that you have assessed from the comparable sales evidence and use them appropriately for your subject property. Make an overall assessment as to which of the comparable sales evidence. 5. Write up report Have a template that includes important things such as Property Summary. Valuation and Assessment Summary. The Land, services available to the site. Main Building, Window frames, age of building, condition, accommodation, fixtures Ancillary Improvements. Sales Evidence & the Market. Level of Market Activity (Current market conditions in Phnom Penh). Any Additional comments or disclaimers.
